DUBAISamana Developers has announced its strongest financial performance to date, recording gross sales of Dh7.1 billion in 2025, marking a historic year for the Dubai-based real estate developer.

The results represent a substantial rise from Dh5.4 billion achieved previously, underscoring accelerating demand for the company’s resort-style residential offerings. The performance places Samana Developers among the top performers in the emirate’s highly competitive property market.

The sales milestone has elevated the developer to the position of Dubai’s fifth highest-selling off-plan developer in 2025, according to figures from Property Monitor and the annual Bayut market report. The ranking reflects sustained investor appetite for lifestyle-led developments amid continued confidence in Dubai’s long-term growth story.

Sales surge

The sharp increase in gross sales was driven by consistent demand across multiple project launches and strong absorption rates in emerging and established residential districts. Samana’s emphasis on private pool balconies, high-yield layouts and value-oriented luxury has resonated with both end-users and investors seeking resilient returns.

Market data cited alongside the announcement shows Dubai’s real estate sector recorded total transaction values of Dh917 billion in 2025, representing a 20 per cent increase year on year. Total real estate investments rose by 29 per cent to Dh680 billion, while overall transaction volumes climbed 20 per cent to approximately 270,000 deals.

Project expansion

During 2025, Samana Developers launched 16 new projects across Dubai, expanding its footprint in prime investment locations and catering to varied buyer segments. The developments were introduced in response to sustained population growth and rising international interest, particularly from non-resident investors, whose participation increased by 14 percent over the year.

The company’s portfolio spans high-demand districts including Arjan, Majan, Dubai Production City and Dubai South, areas that have seen rising transaction activity due to improving infrastructure, competitive pricing and connectivity to key economic zones.

Vertical integration

A defining milestone for Samana Developers in 2025 was the full implementation of its vertical integration strategy. The company established YORK Engineering Consultants L.L.C as its in-house architectural and engineering division, alongside Italtech Contracting LLC as its dedicated construction arm.

By bringing design, engineering and construction under one operational umbrella, Samana Developers aims to maintain consistent build quality, tighter delivery timelines and greater cost control across its developments. The integrated structure is designed to provide investors with added confidence through standardised execution across all projects.

Flexible living

Innovation also featured prominently in the company’s 2025 roadmap with the rollout of its ‘Flexible Homes’ concept. The units are designed with reconfigurable layouts and smart technology integrations, allowing residents to adapt spaces as lifestyle needs change.

The concept aligns with broader market demand for future-ready homes, as developers respond to shifting preferences for multifunctional living spaces and technology-enabled convenience.

Founded in Dubai, Samana Developers has rapidly positioned itself among the emirate’s leading private developers, with a focus on resort-inspired living and smart home integration across 100 per cent of its projects. The company continues to incorporate energy-efficient systems as part of its wider sustainability strategy, while maintaining a development model centred on long-term value creation.
